The 48-Hour Rule
For all short stays (1 to 6 nights), a full refund is available if you cancel more than 48 hours before your check-in time of 3:00 pm. Cancel within 48 hours and no refund is issued. This applies regardless of the reason for cancellation. For longer stays of 7 nights or more, extended notice periods apply (see table below).

Example 1: 2-night stay, cancelled 5 days before check-in
You booked a Friday to Sunday stay at £530. You cancel on the Monday before arrival (5 days' notice). As this is more than 48 hours before check-in, you receive a full refund of £530.
Example 2: 1-night stay, cancelled 24 hours before check-in
You booked a Saturday night at £265. You cancel on the Friday morning (about 27 hours before 3:00 pm check-in). As this is less than 48 hours before check-in, no refund is issued. Travel insurance would cover this.
Example 3: 7-night stay, cancelled 4 days before check-in
You booked a week-long stay at £1,750. You cancel 4 days before arrival. As this is between 48 hours and 7 days, you receive a 50% refund of £875. The remaining £875 is retained.
Example 4: 7-night stay, cancelled 10 days before check-in
You booked a week-long stay at £1,750. You cancel 10 days before arrival. As this is more than 7 days' notice, you receive a full refund of £1,750.
Important Notes
Security and Damage Deposit
A refundable security deposit of £250 is required alongside the balance payment. It is held against any damage, breakage, or additional cleaning required beyond normal use. The deposit is returned in full within 7 days of departure, provided the property is left in a satisfactory condition.
The security deposit is separate from the rental fee and is not subject to the cancellation policy above. It will be returned regardless of the reason for any cancellation, as long as no damage has occurred prior to or during the stay.
Cancellation by the Owner
In the unlikely event that the Owner needs to cancel your booking due to circumstances beyond their control (including force majeure events such as fire, flood, structural failure, or other emergencies), all monies paid will be refunded in full within 7 days. The Owner's liability is limited to the return of monies paid and does not extend to any other costs, losses, or expenses incurred by the Guest. We strongly recommend travel insurance to cover such eventualities.
Travel Insurance
We strongly recommend that all guests take out comprehensive travel insurance before booking. A good policy will cover cancellation costs, personal liability, and other unforeseen circumstances. The cost of appropriate travel insurance is typically modest compared to the potential loss of a booking fee, particularly for longer or higher-value stays.
How to Cancel
All cancellations must be made in writing by email to hello@theview-eastsussex.co.uk. The date of cancellation is the date on which the Owner receives written notification. Please include your booking reference in all correspondence. Verbal cancellations are not accepted.
