The View is a private retreat designed for relaxation, seclusion, and genuine restoration. These guidelines exist to ensure a wonderful experience for every guest and to protect this special place for those who follow.
We have written these rules in the spirit they are intended — warmly, clearly, and with mutual respect. We trust our guests to honour them.
The View is a quiet, private retreat designed for adults seeking rest and restoration.
Maximum occupancy: 2 adults. No exceptions.
Guests must be aged 16 or over. The View is not suitable for children under 16.
The number of guests staying must not exceed the number declared at the time of booking.
Sub-letting or hosting additional overnight visitors is strictly prohibited.
The property is intended as a personal retreat — not a venue for gatherings or events.
The View is an annexe forming part of a private micro-estate. We want you to feel completely at home here.
The View is set within the grounds of a historic country home. Every effort is made to ensure your complete privacy and seclusion.
The wider gardens and grounds are a shared space. You may occasionally encounter the owners or their animals in the grounds.
The owners have two cats and a friendly working cocker spaniel who may wander the grounds — please welcome them as part of the charm of the estate.
Please respect the privacy of the main house and keep to the areas designated for guests of The View.
The grounds are a place of calm and beauty — please treat them with the same care you would your own.
The View is set within a beautiful, dry-season-sensitive landscape. To protect the property, the grounds, and the wider countryside, we ask all guests to observe the following outdoor safety rules without exception.
No BBQs, fire pits, chimineas, or any open-flame cooking equipment are permitted anywhere on the property or in the grounds.
No fireworks, fire lanterns, or pyrotechnics of any kind. The surrounding countryside and woodland are sensitive environments.
No candles or naked flames are permitted outdoors on the terrace or in the garden.
Outdoor music and amplified sound are not permitted at any time. The rural setting and neighbouring properties must be respected.
These rules exist to protect the property, the landscape, and the safety of all guests and neighbours. They are non-negotiable conditions of your stay.
Any breach of these rules will result in the immediate termination of the booking without refund and may result in additional charges.
The View sits in a quiet rural setting and we ask all guests to honour that tranquillity — for your own benefit as much as anyone else's.
This is a place of peace. We ask that quiet is observed from 8:30 pm onwards, out of respect for neighbours and the rural setting.
Music, entertainment, and outdoor activity should be kept at a considerate volume at all times.
No parties, gatherings, or events of any kind. The property is for the use of registered guests only.
The terrace and outdoor areas are wonderful — please enjoy them thoughtfully in the evenings.
We trust our guests to be considerate. Any complaints from neighbours may result in the early termination of a stay.
The View is a clean, healthy retreat. We maintain a completely smoke-free and substance-free environment throughout.
Smoking and vaping are strictly prohibited everywhere on the property — inside, on the terrace, and in the grounds.
The use of illegal substances is strictly prohibited at all times. This is a non-negotiable condition of your stay.
The View is a retreat for relaxation and wellbeing. We ask guests to honour that spirit.
Evidence of smoking, vaping, or substance use will result in the immediate termination of the booking without refund and a deep-cleaning charge.
We appreciate your understanding — this policy protects the property, future guests, and the peaceful character of the estate.
We are in the heart of the countryside — and we love that. To protect the beautiful wooden floors inside, we ask for one small courtesy.
Please remove boots and outdoor shoes before entering the property. A boot rack and mat are provided at the entrance.
The outdoor shower is available for rinsing boots and muddy footwear after walks — please use it.
Slippers or indoor shoes are welcome inside. The wooden floors are a key feature of the space and we ask guests to help us keep them beautiful.
This is especially important after walks in Broadwater Warren or the surrounding countryside — the paths can be muddy!
We love animals — but we ask that any pets are pre-approved before your stay.
Pets are accepted on a case-by-case basis and must be approved by the host prior to booking confirmation.
Only small, well-behaved dogs are considered. Dogs must be friendly with other animals — our resident cats and spaniel may be in the grounds.
A maximum of one dog is permitted.
Pets must not be left unattended in the property at any time.
Pets are not permitted on furniture or beds.
Please clean up after your dog in the garden and surrounding grounds.
Any damage caused by pets will be charged to the guest.
We want your stay to be completely carefree — so we have kept billing simple.
All utilities (electricity, heating, hot water, Wi-Fi) are included in the nightly rate for short stays.
For long-term rentals (1 month or more), reasonable utility usage is included. Excessive consumption beyond normal residential use may be subject to a supplementary charge, agreed in advance.
High-speed Wi-Fi is included. Please note there is no EV charging available at the property.
Parking is available for one standard car only. Vans, motorhomes, and large vehicles cannot be accommodated due to the driveway and grounds.
The View has been designed and furnished with care. We ask guests to treat it as their own home.
Please treat the property with respect and report any damage or breakages to the host immediately.
The property must be left in a clean and tidy condition upon departure.
Dishes should be washed or placed in the dishwasher before checkout.
Rubbish must be placed in the bins provided — recycling facilities are available.
Please do not rearrange furniture or remove items from the property.
The terrace furniture and outdoor items must be returned to their original position before departure.
The View is set in a genuinely rural corner of the High Weald. Part of what makes it so special is also what makes it beautifully, authentically country. We want you to arrive knowing what to expect — and to love every bit of it.
You may hear rain on the roof — it is one of the most peaceful sounds in the world, and we think you will agree.
Wildlife is abundant: deer, foxes, owls, and birdsong are all part of the experience. This is their home as much as ours.
The grounds and paths can be muddy after rain — boots are essential and the outdoor shower is there for a reason.
The countryside is quiet at night — genuinely, beautifully quiet. If you are used to city ambient noise, you may find this wonderfully disorienting at first.
You may encounter the owners' cats or their working cocker spaniel in the grounds. They are friendly, curious, and entirely harmless.
Country lanes nearby are narrow. Please drive with care and consideration for other road users, cyclists, and walkers.
We provide high-speed Wi-Fi throughout the property. However, as with all rural locations, there are some natural limitations we want to be transparent about.
High-speed Wi-Fi is provided and is included in your stay. Under normal conditions it is fast and reliable.
Mobile phone signal varies by network and location on the estate. Some areas may have limited or no signal — this is a characteristic of rural East Sussex, not a fault.
We cannot guarantee uninterrupted Wi-Fi or mobile connectivity. Rural connectivity is subject to weather, network infrastructure, and factors outside our control.
If you rely on mobile connectivity for work, we recommend testing your network signal on arrival and using the Wi-Fi as your primary connection.
The Samsung Frame TV with soundbar provides excellent entertainment without relying on mobile signal.
We kindly ask guests to accept these rural realities as part of the experience — and perhaps enjoy the opportunity to disconnect a little.
The View has been designed and furnished to a high standard. We ask guests to treat it with the same care they would their own home.
Guests are responsible for any damage caused to the property, its contents, or the wider estate during their stay.
Any damage must be reported to the host immediately — we appreciate honesty and will always respond fairly.
A refundable security deposit of £250 is held at the time of booking and returned within 7 days of a satisfactory departure.
Costs for damage, excessive cleaning, missing items, or specialist treatments (e.g. smoke or stain removal) will be deducted from the deposit.
Where damage costs exceed the deposit, the guest accepts liability for the full additional amount. This may be pursued through the small claims process if necessary.
Accidental damage is understood — it is the concealment of damage that causes the greatest difficulty. We trust our guests to be straightforward with us.
We will ensure everything is perfect for your arrival.
Check-in: from 3:00 pm on the day of arrival.
Check-out: by 10:00 am on the day of departure.
Early check-in or late check-out may be available on request, subject to availability, and may incur an additional charge.
Please advise your expected arrival time in advance so we can ensure everything is ready for you.
Full arrival instructions, access codes, and a welcome guide will be sent prior to your stay.
Your safety is our priority.
Please ensure all doors and windows are locked when leaving the property.
Do not share access codes or keys with anyone not registered as a guest.
The property is equipped with external security cameras covering the driveway and entrance for the safety of guests and the estate.
In the event of an emergency, please call 999. The nearest hospital is Tunbridge Wells Hospital (approx. 15 minutes).
A first aid kit is provided in the kitchen.
Please familiarise yourself with the fire escape routes upon arrival.
A refundable security deposit is required to protect the property.
A refundable security deposit of £250 is required at the time of booking.
The deposit will be returned within 7 days of departure, subject to the property being left in satisfactory condition.
Any costs for damage, excessive cleaning, or missing items will be deducted from the deposit.
If damage exceeds the deposit amount, the guest will be liable for the additional cost.

We have created The View as a place of genuine retreat — somewhere to slow down, breathe deeply, and feel truly at home. These rules are not about restriction; they are about protecting that atmosphere for you and for every guest who stays here.
We ask only that you treat this place as you would your own home, and that you honour the quiet and privacy that makes it so special. In return, we will do everything we can to make your stay exceptional.
Failure to comply with these house rules may result in the termination of your stay without refund, and/or charges for any damage or additional cleaning required. By making a booking, you agree to these rules in full.
